If you are purchasing a home in Bristol (or anywhere for that matter) there are a number of purchasing costs you should be aware of. The following is a rough guide to the costs of purchasing a property of £245,000 in Bristol.

Stamp Duty - £2,450

(Calculated as a % of the purchase price. This is tax paid to the Government on purchasing a property. Up to £175,000 - 0%, £175,001 – £250,000 – 1%, £250,001 – £500,000 – 3%, £500,001 + – 4%)


Local Search - approximately £300

(Fee payable to the Local Authority for search / information on property, local area.)


Land Registry - approximately £200

(Fee payable to the Land Registry department for the registry and boundary of the property)


Solicitors fees - approximately £395 + vat, depending on firm

(For the legal work involved in purchasing the property)


Telegraphic transfer - approximately £30

(Fee levied for the transfer of funds from the lender to the vendor’s solicitor on completion.)


Valuation fee - circa £350

(Dependent on the company and survey taken)
